A place in the Netherlands. A place of your own.

Buy or sell in the Netherlands
without getting lost in Dutch.

You know how you want to live. The housing part takes a little more explaining. We’re building an agency for internationals, with clear advice in English and a fixed fee on completion.

Find your footing

Taking interest. Building carefully.

Somewhere between arriving and feeling at home.

A different starting point

You live here. The housing market should make sense to you.

It can be hard to judge a listing in Dutch, especially when the asking price isn’t quite the price. Buying a home here comes with a vocabulary of its own.

Coveora is being built around the questions that come before an offer. What does this home compare with? What are the risks? And what, exactly, are you paying your agent for?

For people putting down roots, and people ready for their next chapter.

The approach

From a first look to a front-door key.

The service we’re working towards. Today, you can tell us what you need.

  1. 01

    Start with where you are.

Buying, selling, still deciding. Tell us the area you have in mind and when you hope to move.

  2. 02

Put the asking price in context.

We plan to compare recorded sales, explain the gaps in the data and work through an offer range with you.

  3. 03

    Make the viewing count.

Know what to ask at a bezichtiging, the Dutch word for a viewing. Prepare the documents and conditions before you bid.

  4. 04

Know what happens before the keys.

We plan to make responsibilities and deadlines clear through signing and handover, with a qualified Dutch makelaar involved. A civil-law notary handles the legal transfer.

Putting down roots

Buying, with the small print explained.

A higher bid is not always a better decision. We’re building a service that helps you weigh an offer against your budget, then understand who does what between acceptance and the keys.

Overbieden
Offering more than the asking price. A market habit, not an instruction.

Making your next move

Leaving the country shouldn’t mean losing the thread.

Selling from a different time zone takes clear communication. Our planned service will help prepare your listing, explain the offers and coordinate the steps towards completion.

Overdracht
The transfer of ownership, handled by the civil-law notary.
I’m thinking of selling

A little local context

Different places. Different starting points.

Our initial focus is the Randstad, with interest welcome from elsewhere in the Netherlands. These pins show places we’re learning about, not staffed offices.

Amsterdam

Canal apartments or a place beyond the ring. Tell us which neighbourhood feels like yours.

A sketch of the Netherlands, not a service-area boundary.

The fee, in plain English

One fixed fee.
Only when the keys change hands.

That’s the model we’re building towards. The amount will be agreed in writing before you engage us. No agency fee upfront.

Taxes, mortgage advice, inspections and notary costs are separate. Joining the waitlist costs nothing and creates no obligation.

Field notes / October 2026

A few numbers worth knowing.

National rules are a starting point. Your circumstances and the property still matter.

€470,000

The standard NHG limit

The 2026 cost limit for a mortgage with the National Mortgage Guarantee. Eligibility conditions apply.

NHG · 2026 conditions ↗
€555,000

The starter exemption ceiling

For qualifying buyers aged 18–34 who have not used the exemption before and will live in the home. This is the property-value ceiling, not a tax-free allowance.

Belastingdienst · 2026 rules ↗

Checked October 2026. These rules are not personal mortgage or tax advice.

How we’ll use housing data ↗

Before you begin

The questions behind the search.

Do I need a makelaar to buy?

You can buy without a buying agent. An agent can help with research and negotiation; the civil-law notary handles the legal transfer. Makelaar is not a protected licensed title in the Netherlands, so ask about credentials and the scope of the service.
Government guidance ↗

How much should I offer above asking?

There is no national percentage that makes a sensible bid. Asking prices are selling strategies, and recent comparable transactions can lag. The property’s condition, financing and your own limit matter. Coveora does not provide automated offer advice today.

Can I get a mortgage without a permanent contract?

Possibly. The lender assesses your income, residency position and the evidence you can provide. A temporary contract is not automatically a refusal. An independent mortgage adviser can assess your situation before you make an offer.
NHG guidance ↗

Do I need a BSN before I buy?

A BSN is a citizen service number, not a citizenship requirement. Ask your lender and civil-law notary what identification and registration they need for your transaction. Registration and residency circumstances differ.

What happens between an accepted offer and the keys?

The next steps depend on the agreement and your financing. Ask for a written schedule that makes clear who handles each document and appointment. Our planned service will also help you prepare for the final inspection and keep useful handover information, such as meter readings.

When would I pay Coveora?

The planned agency fee is fixed and due only on completion. We will communicate the exact amount in writing before any engagement. Joining the waitlist is free. Third-party costs, including tax and notary fees, are separate.

Is Coveora an agency or a software tool?

An agency in the making. We plan to use AI for research and preparation in the background, with professional review. Today, this site collects interest. It does not offer brokerage, mortgage advice or a formal valuation.

What happens after I join?

Your details are stored privately so Ben can understand demand and follow up when there is a concrete next step. Joining is not a booking, an engagement or a promise of service in your area.

A note from Ben

Built from the other side of the viewing.

I grew up around a Dutch real estate agency and worked as an agent at Expat Makelaar. I now build AI systems at Just Eat Takeaway in Amsterdam.

Coveora is what I’m exploring next: an agency that treats internationals as the main customer. I’m listening to buyers and sellers before I take it further.
